  1. What are the lease terms?
    HMI generally requires a 12-month lease, with a majority of leases beginning in June or August or January 1st start dates.
  1. When is rent due?
    Rent is due on the 1st of each month in the form of cash, check, or money order. Cash payments must be made at the Office located at 1020 Commercial Street Suite A, Emporia, KS  66801. A $20 per day late fee is assessed on all past due accounts after the 5th.
  1. Do residents sign individual leases?
    No. All roommates sign a Joint & Several lease, holding all roommates responsible for meeting the terms of the lease. Therefore, if one roommate defaults on payment, the remaining roommates are still responsible for paying the entire rent. It is the tenant’s responsibility to make sure that everyone pays his or her portion.
  1. Can I sublease?
    Residents may sublease their apartment, given the prospect is approved by HMI and the $50 fee is paid. However, the original resident is still legally responsible for the remainder of the lease in the event the new occupant(s) defaults on payment.
  1. When is a good time to start looking for an apartment?
    We always recommend looking for a new apartment 8-12 weeks prior to wanting to move-in.
  1. What appliances and/or furnishings are included?
    All units include a stove and refrigerator. Some units include a dishwasher, disposal, microwave, and/or a washer and dryer as well. Haag Management Inc. does not rent any fully furnished apartments.
  1. What if I have a maintenance problem?
    Residents may call our office during normal business hours regarding problems with heating, A/C, plumbing, appliances, lock-outs, etc. However, after hours calls are forwarded to our answering service where messages can be left for returned calls.
